As we roll past the third quarter, let’s take a quick look at the year-to-date stats.

95 homes have sold so far this year in the Polson market, one less than last year.  The dollar volume is up 46.5 per cent, at quarter’s end, 82.4 million.  The chart below breaks down the sales into three categories and shows a large increase in lakefront homes over last year which is a major driver of the rise in dollar volume.

Fifteen homes sold in September, one fewer than September of 2024.  Additionally, there were 8 land/lot sales ranging in price from $98,100 to $500,000.   The median sale was  $147,000—that’s about a half-acre of ground with utilities in place.

I mentioned last month, our inventory has expanded, and that has held into October.  There are currently 82 homes for sale off water, 15  lakefront homes and 12 homes with water access in Polson.   If you are looking for land, there are 100 listings to choose from ranging in price from $75,000  to $3.8 million.
