It’s been a July to remember from the well-attended parade on the 4th through the welcomed and well-timed rain showers, to the amped up real estate sales in the Polson market where dollar volume for the month zoomed to 128% of last year’s July sales.   A total of over 27 million dollars closed in July compared to a figure just shy of 12 million for the same month last year.  A number of lake front properties and some commercial activity contributed to that number along with land sales.

Figures from January first, 2025, show a slower off-water housing market with a 21 percent drop in the number of homes sold and a 12% drop in the total dollar volume.

The dollar volume of Water Access residences increased 74% with just one more home selling than in the same 7-month period in 2024.  The big change over last year is in the waterfront properties:  Increased dollar volume of 172 percent and a 114 percent increase in the number of properties sold.

The inventory of available homes has increased this year, and prices are adjusting as many buyers wait to see if interest rates will ease and watch the economic gyration at the federal level.  We currently have about 6 months of inventory of single-family residences.
