We are half the way through 2025 so here’s a comparison of residential sales for the first half of the year in comparison to last year.

The total dollar volume was 37.8 million compared to 32.5 million in 2024.  There have been fewer sales:  46 this year;  58 in the first half of 2024.

The table below breaks down all the residential sales into three categories:  waterfront, water access, and off-water residences.  As with our citizenry, there is wide variety in any category one imposes.  Some homes have been built on large plots of land.  Some take advantage of the incredible beauty of our surroundings.  Like us, some have weathered the vagaries of time while some are just getting started.  Here, on this holiday, the categories are broad just like the melting pot of our nation.

Off-Water Residential Sales Comparison

In 2025, sales ranged from a low price of $110,000 to a high of $900,000.  The median sales price was $565,000.  In 2024 the median price in this category was $428,500.  This marks a 32% increase that reflects our on-going shortage of available homes, and with the continued high interest rates presents a significant problem for working families seeking affordable housing.  If you are getting calls from brokers and agents asking you if you want to sell your property, it may be because they have not only a low inventory, but also time on their hands.  The number of sales in the first half of the year dropped by nearly a third.

Water Access Residential Sales Comparison

The huge median price increase in this category is driven by several properties that have sold in the Mission Bay golf communities.  The dollar volume has increased by 8% compared to the first half of 2024, and the number of water-access properties sold fell by 44.4%

Polson Waterfront Home Sales

Four of the nine sales in 2025 in the Polson waterfront market closed with prices over two million dollars increasing the median sales price and the dollar volume especially.  Here you go.
